«السنط» تدشن مشروعها العقاري في السودان بـ 4 مليارات دولار أعلنت شركة السنط للتنمية وهي شركة سودانية رائدة في مجال الاستثمار العقاري، خلال مشاركتها في فعاليات Cityscape، عن تطوير مشروع مجمعات سكنية وتجارية في منطقة المقرن بقلب الخرطوم بحجم استثماري يبلغ 4 مليارات دولار. وتبلغ مساحة المنطقة التجارية المركزية( 160 فداناً). بينما تبلغ مساحة المجمع السكني (1420 فداناً). وتقوم حكومة ولاية الخرطوم بالتضامن مع مجموعة دال بإنشاء هيئة إدارية عامة لإدارة المنطقة المطورة.
وقال المتحدث الرسمي للسنط: « تتشرف شركة السنط للتنمية بأن تكون الرائدة في مجال الاستثمار العقاري، في بلادنا التي تشهد طفرة اقتصادية غير مسبوقة وواعدة بالرخاء والتقدم والنمو». وأضاف «إن هدفنا هو تطبيق أعلى المعايير العالمية لإنشاء مركز تجاري حديث يكون ملتقى للعمل التجاري العالمي في شرق أفريقيا». مشيراً إلى أن « وضع المخطط الرئيس لمنطقة المقرن ليصبح ملتقى تجارياً حيوياً بمنطقة شرق أفريقيا ومحوراً لتنمية الأعمال في هذا الإقليم النامي والغني بالبترول».
وتقع المقرن عند ملتقى النيلين الأبيض والأزرق وتعد من أميز المواقع بمدينة الخرطوم. يتم تطوير المشروع على مرحلتين في آن واحد، المرحلة الأولى بمساحة (160 فداناً) وهي المنطقة التجارية المركزية المصممة على أحدث النظم العالمية، والمرحلة الثانية بمساحة (1420 فداناً)، وتشمل مجمعات سكنية وترفيهية بما في ذلك ملعب عالمي للجولف (18 حفرة).
وبدأ العمل فعلياً بتنفيذ أعمال البنية التحتية للمنطقة التجارية المركزية ومن المتوقع أن ينتهي العمل بها خلال خمسة أعوام، بينما سيبدأ العمل في المرحلة الثانية في بداية العام 2006م، ويقدر أن ينتهي في خلال سبعة أعوام. وتقوم هيئة إدارية مستقلة متخصصة بإدارة المنطقة وتناط بها مهمة التنسيق بين المستثمرين والجهات الحكومية، بالإضافة إلى التأكد من التطبيق الدقيق للموجهات الرئيسة للتصميم الحضري، كما ستقوم الهيئة بمهام إدارة و صيانة المرافق العامة والخدمية.
وتتضمن المرحلة الأولى ـ المنطقة التجارية المركزية بالمقرن مكوناتها ( 160 فداناً). 44 قطعة تجارية. /18 قطعة مخصصة للفنادق ـ 4 منها تم حجزها./700 شقة. ويعمل 42000 موظف. و3460 مقيماً. تقدم الخدمات المساندة بما فيها وحدات تجارية لكل القطع. وستخصص 18 فداناً للحدائق والساحات المفتوحة وتشمل 3 حدائق، ومنتزه مواجه لشاطئ النهر.
وتوجد فرص استثمارية في مجال الأنشطة الترفيهية كدور السينما ومراكز التعليم الترفيهي وأندية اللياقة البدنية وخلافها.كما تتضمن 15100 موقف للسيارات. إلى جانب خدمة مواصلات عامة داخل المنطقة ومكوكية من المواقف الخارجية إلى المنشآت داخل المنطقة. وإدارة المرافق الخدمية الرئيسة (الكهرباء، المياه، الاتصالات، التصريف السطحي والصحة، الري، أنظمة إطفاء الحرائق)، وإقامة محطات توليد الكهرباء ومعالجة المياه».
أما الرحلة الثانية فتتضمن المنطقة السكنية مساحتها 1422 فدان.تضم 650 فيلا. و7236 شقة. ومن المؤمل أن تستقطب 44000 مقيم. وتتضمن 205 أفدنة ـ ومنتجعاً وملعب جولف (18 حفرة، و173 فداناً محمية طبيعية. و91 فداناً حدائق وساحات وبحيرات.
